Role overview
This position focuses on MEPF quantity take-offs, cost estimation, and BOQ validation for construction projects. The role is responsible for checking consultant-issued BOQs before tenders are floated, so that likely cost deviations are identified early. It also involves preparing estimates based on rate analysis and supporting end-to-end MEP planning and approvals.
Key responsibilities
- Study MEP consultant layouts and design basis inputs, then prepare preliminary cost estimates for management review.
- Apply value engineering by evaluating alternate design options and presenting their advantages, limitations, and fit with project needs.
- After budget approval, coordinate with the consultant and site teams to build the full tender package, including detailed designs, working/execution drawings, BOQs, technical specifications, final estimates, general and special contract conditions, and quality plans/manuals.
- Assess utility and service requirements across projects such as electrical systems, substations, internal and external lighting, transformer and DG selection, HVAC, plumbing, drainage, water supply, soil and waste water systems, landscape irrigation, fire-fighting systems, rainwater harvesting, STP, solid waste systems, BMS, CCTV, PA systems, automated parking, battery backup, and solar systems.
- Ensure BOQs are accurate for MEP tenders and provide clear justification for any changes during execution.
- Check that shop drawings meet expected quality standards.
- Keep estimates aligned with approved budgets.
- Support timely contract awards and contractor mobilization at site.
- Provide technical assistance for all MEP-related approvals across projects.
- Lead knowledge-sharing sessions at site with the MEP team and track improvement actions.
- Train contractor staff and site workmen as required.
- Share feedback to help improve working methods and processes.
- Guide and mentor the site MEP team and help strengthen working relationships with internal and external stakeholders.
Approvals and compliance handled
- Support feasibility studies for power connection and supply arrangements.
- Manage approvals related to electrical substations, DG operation NOCs, DG installation inspections, transformer inspection certificates, and meter transfers for individual units and common areas.
- Handle water-related sanctions from local authorities, MJP, irrigation departments, and other relevant bodies depending on source location.
- Support clearances for water treatment plants and NOCs for rainwater harvesting from the Central Ground Water Authority.
- Coordinate drainage connection approvals, storm-water and solid waste disposal approvals, and STP consent to establish or operate from the MPCB.
Stakeholder interface
The role works closely with internal teams such as Design, Budgeting and Costing, Procurement and Contracts, Project Heads, and MEP engineers across sites. It also interacts externally with vendors, suppliers, contractors, consultants, government approval authorities, research institutes, educational institutes, and technology providers.

Requirements
- A background in real estate or construction is preferred.
- Candidate should hold an Electrical or Mechanical degree or diploma, with preference for Mechanical.
- 10 to 15 years of experience in MEPF design and estimation is required.
- Strong working knowledge of AutoCAD is necessary.
- Prior experience demonstrating innovation in past roles is valued.
- Understanding of Indian Standards and international building codes is required.
- Familiarity with statutory and local authority norms for building projects is needed.
Eligibility
Applicants with a B.Tech / B.E. in any specialization can apply. Candidates with Electrical or Mechanical qualification, especially Mechanical, are preferred.
