Operations Engineer

Role overview

The Operations Engineer will oversee the facilities and operational performance of the assigned property portfolio. The role focuses on delivering efficient building operations through strong supplier coordination, customer relationship management, facilities management, building energy management, maintenance oversight, and contract administration. The aim is to improve asset performance, keep service standards high, and support the company’s business goals.

Key responsibilities

• Carry out routine inspections across assigned sites to review hard services and specialist services, ensuring all required records and documents are available.
• Coordinate, monitor, and document preventive and corrective maintenance completed by service partners, and stay in regular contact with them onsite to ensure work follows the agreed schedule.
• Oversee specialist systems and confirm service delivery meets SLA and KPI targets.
• Plan, schedule, and review daily maintenance and operational work for all building MEP systems, while checking that equipment and systems are performing at the best possible level.
• Handle complaints and disruptions by working with facilities management, landlord representatives, and tenants to reach practical solutions.
• Ensure operational tasks follow approved building rules and community guidelines, and keep all required department and site records up to date.
• Resolve issues in line with management rules and regulations, and liaise with residents when needed.
• Make sure all activities are carried out safely and in line with QHSE direction.
• Ensure building operations comply with legal, statutory, and authority requirements.
• Support the Facilities Manager with project implementation tasks when required.
• Assist the purchasing team with equipment and property-related requirements.
• Prepare and submit regular reporting, including monthly inspection reports, KPI reports for AMC vendors, FM trackers for open items, and other administrative or technical reports.
• Track energy usage and look for opportunities to improve efficiency and reduce operating costs.
• Maintain effective relationships with clients, stakeholders, vendors, and regulatory contacts within the assigned area and work closely with the FM or workplace manager.
• Prepare and submit routine as well as ad hoc reports such as maintenance plans, operational reports, incident reports, accident reports, and technical reports.
• Develop quotations and estimates, and coordinate with technicians to confirm their accuracy.
• Ensure contractual deliverables are met and services are completed on schedule.
• Identify training needs for team members and help maintain a training plan that supports service quality.
• Prepare risk assessments, method statements, and fire assessment plans together with HSE.
• Investigate and resolve equipment and system issues in client facilities, and issue repair reports for proper documentation.

Qualifications and skills

• A bachelor’s degree in Electrical Engineering or Mechanical Engineering is required.
• Experience of 4 to 5 years in Facilities Management, Property Management, or Real Estate is required.
• Working knowledge of CAFM systems is needed.
• Strong innovative and conceptual thinking.
• Good numerical ability and problem-solving skills.
• Effective communication and influencing skills.
• Strong planning and organizational ability.
• Leadership and teamwork capabilities.
• Computer proficiency.
• Solid understanding of MEP systems.
• Arabic language fluency is an added advantage.
• Must be willing to work from either Dubai or Abu Dhabi.
