Role Overview
A confidential client in the property development and construction sector is looking for a Junior Quantity Surveyor through All Site Professional. This role offers the chance to work with a fast-growing business delivering residential and commercial projects across the West of Ireland.
You will work alongside an experienced Project Manager and a Senior Consultant Quantity Surveyor, gaining practical exposure across the full commercial cycle. The position is designed to give real responsibility early on while supporting your professional growth in a busy and expanding environment.
Reporting Structure
You will report directly to the Project Manager, with a dotted-line reporting relationship to a Senior Consultant Quantity Surveyor.
Key Duties
- Handle subcontract procurement from the initial enquiry stage through to appointment.
- Review, compare and assess quotations received from subcontractors.
- Work with subcontractors and suppliers to agree commercial terms.
- Draft recommendations for appointing subcontractors.
- Identify and negotiate competitive pricing for materials.
- Support the preparation and awarding of subcontract agreements.
- Examine subcontractor payment applications and assist with payment recommendations.
- Prepare and agree final accounts with subcontractors.
- Manage the commercial and quantity surveying functions in Buildertrend, keeping procurement, contracts, variations, budgets, commitments and commercial reporting accurate and current.
- Keep procurement plans and commercial tracking tools up to date.
- Track procurement progress against the project programme to support timely delivery.
- Coordinate with consultants, subcontractors and suppliers throughout the build process.
- Prepare monthly procurement and commercial updates for the Managing Director.
- Flag commercial risks, procurement issues and opportunities for value engineering.
- Assist with commercial oversight from pre-construction through project completion.
Candidate Profile
The ideal applicant will have a degree or diploma in Quantity Surveying or Construction Economics, along with 1 to 3 years of experience in a contractor, developer or consultancy setting. Graduates who have completed relevant placement experience may also be considered.
You should have strong commercial awareness, a genuine willingness to learn, solid communication and organisational abilities, good negotiation skills, and a strong eye for detail. Confidence using Microsoft Excel and Microsoft Office is important, and you should be comfortable working independently as well as contributing to a project team. A full driving licence would be an advantage.
