Role Overview

The Vendor Manager plays a key role in developing strong partnerships with third-party maintenance vendors across Roofstock’s single-family home portfolio. The position is responsible for creating and maintaining a vendor network that can support Repairs and Maintenance (R&M), Turn, and Renovation requirements while improving performance through KPIs, SLAs, and operational reporting. This role calls for a strategic, analytical, and relationship-focused professional.

Key Responsibilities

  • Build productive, long-term relationships with third-party maintenance vendors.
  • Develop and manage a vendor base that can meet R&M, Turn, and Renovation needs.
  • Track vendor performance against KPIs and ensure SLA compliance.
  • Increase adoption and effective use of the vendor portal.
  • Use reporting and analytics to guide operational improvements and decisions.
  • Visit markets to assess service quality, strengthen relationships, and evaluate prospective vendors.
  • Share vendor performance updates with the network on a monthly and quarterly cadence.
  • Spot sourcing shortages, prioritize hiring needs, and bring new vendors into the network.
  • Negotiate pricing and create structured rate agreements that support cost control.
  • Represent vendor interests internally and help improve communication across teams.
  • Support the internal operations team and adapt to changing operational needs.
  • Document, manage, and resolve escalations.
  • Work collaboratively across functions in a team-based environment.

Qualifications

  • At least 5 years of experience building, leading, and scaling vendor relationships.

  • Solid planning, organizational, and delivery skills, including comfort in high-pressure situations.
  • Strong attention to detail.
  • Clear communication skills for working with internal teams and external customers.
  • Excellent interpersonal ability to collaborate with regional staff, field teams, office teams, executive leadership, and outside customers.

  • Comfort with technology and digital tools.
  • Experience using reporting to make data-driven decisions.
  • Proficiency with Google Docs, Sheets, and Slides for document creation, collaboration, and data handling.

Location and Travel

This role is based in Phoenix, Arizona, and is onsite in Scottsdale, AZ. Travel is required up to 3 days per week, twice each month.

Compensation

The annual base salary range for this role is $80,000 to $90,000. Final compensation may vary depending on experience, skills, interview performance, location, and other job-related factors. Base salary is only one part of the overall compensation package.
