Role Overview
A general contractor is seeking a Construction Project Manager to oversee major residential and mixed-use developments in the Coeur d'Alene area. This position is intended for someone who has handled commercial GC projects and can run work from early planning and site setup through final handoff.
The ideal candidate will be comfortable owning scheduling, subcontractor coordination, cost control, documentation, field execution, and communication with clients and project stakeholders.
Applicants with strong leadership backgrounds who are currently serving as Superintendents or experienced Foremen may also be evaluated if they are ready to step into a project management role.
This is an urgent opening, and the company aims to bring the right person on board within 30 days.
Responsibilities
- Oversee residential and mixed-use builds from project kickoff through closeout.
- Create and manage schedules, budgets, procurement plans, and subcontractor work scopes.
- Work closely with Superintendents, subcontractors, vendors, architects, engineers, and ownership.
- Examine plans, specifications, contracts, RFIs, submittals, and change orders.
- Track project expenses, timeline adherence, work quality, site safety, and subcontractor production.
- Run project meetings and keep both clients and internal teams informed.
- Spot risks related to construction, scheduling, labor, and cost before they disrupt delivery.
- Regularly visit jobsites and help field teams work through project challenges.
- Handle punch lists, completion paperwork, and final turnover of the project.
Requirements
- At least 3 to 5+ years of project management experience with a general contractor.
- Background in residential, multifamily, mixed-use, or similar ground-up construction work.
- Prior accountability for managing subcontractors, crews, or construction teams.
- Solid knowledge of scheduling, budgeting, procurement, and change management.
- Ability to review and interpret drawings, specifications, contracts, and schedules.
- Strong skills in leadership, communication, organization, and troubleshooting.
- Comfort managing projects independently and being accountable for outcomes.
- Must be based within about one hour of Coeur d'Alene or willing to relocate.
Compensation and Benefits
The base salary is $90,000 to $120,000, depending on experience. The role also includes a competitive benefits package, paid time off, the chance to lead several large upcoming projects, and long-term growth opportunities with an expanding general contractor.
