About the Role

This opening is for a Porter/Gatekeeper who will support the upkeep and care of a residential community’s shared spaces. The role focuses on maintaining a clean, safe, and well-presented property across indoor and outdoor common areas. Key Responsibilities

  • Keep the property in line with the company’s operating procedures, OSHA expectations, and industry standards.
  • Carry out physically demanding tasks that help preserve the property and reduce safety or liability risks.
  • Continuously clear trash and other debris from shared areas.
  • As scheduled, clean curbs, parking areas, walkways, and stairways by sweeping and removing debris.
  • Fix or help maintain loose stairwell treads.
  • Replace failed exterior bulbs and update the supervisor on supply needs for lighting repairs.
  • Mow lawn areas, remove clippings, trim beds, rake leaves, and clear landscaping debris on schedule.
  • Apply weed-and-feed treatments as directed, and seed or water areas when needed.
  • Set out seasonal plants and install replacement shrubs, trees, decorative rock, and water features.
  • Prune and trim trees and shrubs as instructed.
  • Maintain, adjust, and repair irrigation systems and fountains when required.
  • Clean pools and spas according to manufacturer guidance and code requirements.
  • Perform routine maintenance and repairs on pool equipment as assigned.
  • Be familiar with property emergency procedures, including shutoff valve locations and access points for sewer cleanouts and fuse panels.
  • Encourage safety practices to help prevent property damage, loss, or injury to residents and visitors.
  • Keep ground drainage grates free of leaves and other debris.
  • Pressure wash sidewalks, buildings, pool decks, and similar areas.
  • Assist with snow removal when needed.
  • Complete any job-related training deemed necessary.
  • Wear the required uniform and maintain a professional appearance and attitude.

Required Qualifications

  • High school diploma, GED, or trade school diploma, plus one year of full-time experience in lawn or grounds maintenance; equivalent education and experience combinations will also be considered.
  • Ability to read instructions efficiently and document labor and material usage.
  • A reliable attendance record, dependability, the ability to work under deadlines, and flexibility for after-hours and weekend emergencies.
  • Valid driver’s license.
  • Ability to stand for 8 hours or more and lift up to 100 lbs as needed.
