Role Overview

Student Quarters is hiring a full-time, non-exempt hourly Porter for the Arcadia on the River community in Milledgeville, Georgia. This on-site role supports the upkeep of the property’s grounds, exterior areas, leasing office, parking lots, and other community spaces.

The position reports to the Maintenance Supervisor and plays a key part in keeping the community clean, safe, and visually appealing.

Schedule

This role follows a Monday through Friday schedule, with on-call coverage and weekend availability when needed.

Key Duties

• Maintain a high level of customer service while working with residents, team members, and visitors.
• Partner with the maintenance team to keep the property looking its best at all times.
• Inspect exterior areas and buildings, including breezeways, on a daily basis.
• Collect trash throughout the property and run the trash compactor each day, including weekends when scheduled.
• Clean the mailbox area daily and keep common spaces neat.
• Water flowers, shrubs, and plants as needed.
• Assist with swimming pool cleaning and maintenance as required.
• Maintain pool chemical logs in line with state and local rules.
• Remove trash from the pool area and straighten and wipe down outdoor furniture.
• Help maintain the office, clubhouse, and amenity areas in clean condition.
• Focus on improving and protecting curb appeal across the property.
• Replace bulbs when needed.
• Paint curbs and speed bumps as required.
• Sweep, blow, or pressure wash breezeways, parking lots, and shared areas.
• Keep storm drains clear of debris.
• Deliver or post newsletters, flyers, and other correspondence.
• Assist with unit turns and trash-outs for vacant apartments.
• Handle complaints and concerns promptly and professionally.
• Support additional tasks as assigned.
• Follow the company dress code.

Requirements

• No specific education level is required, though a high school diploma or equivalent is preferred.
• The candidate must be able to pass a background check.
• Comfort working outdoors in extreme temperatures, including conditions above 90°F and below 32°F, is required.
• The role requires the ability to perform general groundskeeping and maintenance work safely without putting oneself, residents, or coworkers at risk.
• Reliable transportation is necessary because of the emergency on-call responsibility.
• Prior groundskeeping or landscaping experience is preferred.

Physical Requirements

• Ability to use common cleaning and maintenance tools such as hand tools, vacuums, blowers, hoses, ladders, paint equipment, and cleaning chemicals.
• Capable of lifting and carrying up to 50–75 pounds.
• Frequent bending, stooping, walking, and reaching are part of the job.
• Must be comfortable working on ladders and at heights of 8–9 feet or more.
• Needs the mobility and flexibility to access equipment and move around the property efficiently.
• Must be able to work outdoors in changing weather conditions, including heat and cold.
• Should be able to assist with general maintenance tasks safely and consistently.
• Most of the shift is spent doing hands-on cleaning, groundskeeping, and maintenance support work.

Compensation

The pay range for this position is $15.00 to $18.00 per hour.
