Role Overview
We are seeking a Facilities Maintenance Technician for a permanent, full-time position based in Ringaskiddy, Cork. The successful candidate will be responsible for the comprehensive maintenance and upkeep of operational buildings and services within a client pharmaceutical facility. This role encompasses mechanical and electrical building services, building fabric, subcontractor oversight, and general facilities operations.
Key Responsibilities
- Develop and implement schedules for mechanical and electrical building services maintenance.
- Plan and organize maintenance activities for the building's fabric.
- Perform frontline maintenance and troubleshooting for building services and fabric issues as needed.
- Manage and coordinate with subcontractors when they are on-site.
- Liaise with building occupants to ensure timely response and resolution of requests.
- Execute work in strict accordance with site policies, schedules, and procedures.
- Complete all necessary site documentation before and after task completion.
- Participate in relevant client site training programs.
- Conduct Risk Assessments and Method Statements (RAMS) for equipment and tasks.
- Maintain and validate Maintenance Task List steps.
- Update maintenance records using a computerized maintenance management system.
- Ensure a working knowledge of Good Manufacturing Practice (GMP) regulations.
- Familiarize yourself with all relevant statutory requirements.
- Stay current with training requirements and ensure completion.
- Participate in area audits and address any resulting actions.
- Analyze maintenance performance data using KPIs, focusing on improvements in: spares cost, planned vs. corrective maintenance ratio, maintenance man-hours per equipment/system, Mean Time Between Failures (MTBF), and equipment reliability trends.
Required Skills and Qualifications
- Possess a Senior Trades qualification, City & Guilds, or equivalent in Mechanical/Electrical engineering.
- Minimum of 5 years of experience in Mechanical and/or Electrical fields with a strong understanding of fundamental facilities and building services systems.
- Proficiency in maintaining systems such as Pumps, HVAC Systems, Compressors, Boilers, steam systems, DHW skids, Chilled water systems, and electrical distribution/lighting.
- Experience with Heating Ventilation and Air Conditioning Building Management Systems.
- Experience working within a Computerized Maintenance Management Work Order system environment.
- Familiarity with documented Permit to Work Systems.
- Proficient in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook).
- Ability to interpret and understand P&IDs.
- Understanding of instrumentation including temperature, level, flow, and pressure sensors.
- Knowledge and practical experience with facilities and building fabric maintenance systems.
- Demonstrate good initiative and a proactive approach to duties.
- Essential experience working collaboratively within a team.
- Ability to work independently and as part of a team, with strong self-motivation.
- Excellent communication and interpersonal skills.
Additional Information
This is a permanent, full-time position requiring 39 hours per week. Candidates must possess the legal right to work in Ireland. EU/EEA nationals will be asked to provide proof of their right to work. Non-EU/EEA nationals will require current and valid permission to work and reside in the Republic of Ireland.
