Role Overview
Dash Developments is looking for a Development Manager to help drive the planning, approvals, coordination, and execution of active and potential residential development initiatives. The position suits an organized, proactive professional who can juggle several priorities, coordinate with consultants and municipal stakeholders, and provide clear, timely updates to senior leadership.
Key Responsibilities
- Oversee development projects through the entitlement and approval stages, and support sales and marketing coordination when needed.
- Review and coordinate municipal submissions, including ZBLA, SPA, OPA, and subdivision applications.
- Help source consultants and manage their work so deliverables are timely, accurate, and cost-conscious.
- Work with municipal staff and coordinate responses to comments to keep approvals progressing.
- Support due diligence on potential acquisitions and provide planning input on both active and upcoming projects.
- Join project meetings and, when necessary, lead meetings to coordinate consultants.
- Assist with project pro formas, soft cost budgets, building permit coordination, Tarion-related items, and review of development contracts.
- Keep project dashboards, records, and internal reporting current for the Principals.
- Run the weekly Monday internal project update meeting and share action items and key takeaways.
- Prepare a weekly Thursday written update for the Principals covering major developments, risks, and urgent items.
- Track municipal and provincial policy changes that could affect present or future projects and share relevant impacts internally.
- Look for ways to strengthen internal processes, consistency, and overall project delivery.
Qualifications and Skills
- 4 to 7+ years of experience in real estate development, planning, or project management, ideally in residential development.
- Solid knowledge of Ontario planning and approvals processes, including rezoning, site plan approval, official plan amendment, subdivision, and permit coordination.
- Background in managing consultants, reviewing submissions, and working with municipal staff and approval authorities.
- Experience assisting with due diligence, budgets, soft costs, and development pro formas.
- Strong organizational, analytical, and problem-solving abilities.
- Excellent written and verbal communication skills, including the ability to prepare concise recommendations and status updates for senior leaders.
- Proficiency with Microsoft Excel, Word, Outlook, and project tracking systems; familiarity with internal pro forma models is considered an advantage.
- Professional, collaborative, and able to manage several projects in a fast-paced environment.
