Role overview
The Director of Site Selection for APAC will oversee a team that performs global market analysis and research across priority cities and regions, identifies viable site options, benchmarks market pricing, negotiates commercial arrangements with data center operators and other stakeholders, and prepares and finalizes complex lease and legal documentation for large-scale sites. The position also involves securing favorable commercial outcomes, ensuring base build and data hall designs match Oracle’s specifications, and holding operators accountable for timely delivery and operational compliance.
What you will do
This position plays a major role in Oracle Cloud’s long-term growth because it leads sourcing due diligence and supports the contracting of capacity required by Oracle’s biggest customers. The role works closely with capacity planning, design, data hall engineering, construction, delivery, legal, security, networking, compliance, and operations teams across each project and transaction stage, while also preparing and presenting recurring executive-level updates.
- Lead diligence efforts and secure capacity for Oracle’s largest customers.
- Drive lease execution from demand signal through general availability, managing safety, quality, pricing, schedule, and cost targets within business-critical timelines.
- Coordinate multiple lease projects with internal stakeholders, consultants, vendors, and external partners.
- Partner with demand planners and network specialists to assess capacity needs and site requirements in assigned metros and regions.
- Guide cross-functional teams in evaluating, selecting, negotiating, and recommending lease opportunities for approval.
- Create strong metro strategies based on market knowledge, time-to-market priorities, and cost efficiency goals.
- Negotiate commercial terms with lease providers across the region.
- Work with Corporate Procurement teams to produce executable lease documents.
- Collaborate with Finance to perform total cost of ownership analyses for lease versus build options and recommend the best approach for each metro.
- Maintain systems of record so data remains accurate for executive reporting.
- Research markets across targeted metros, regions, countries, and potential locations.
- Deliver detailed analytical reporting on market strategy, delivery risks, and day-to-day project support.
What we are looking for
The ideal candidate brings deep leadership experience in site selection for industrial-scale projects, including real estate evaluation, acquisition, development, construction, lease negotiation, infrastructure delivery, and familiarity with utility agreements, sustainability practices, and financial modeling. Experience handling large colocation lease negotiations is important.
The role calls for someone who can solve complex problems in a fast-moving, uncertain environment where work is highly non-routine and technically demanding. Strong knowledge of the data center industry, regional operators, and market dynamics is expected, along with proven ability in contract creation and negotiation. A background in real estate development and land acquisition is an advantage, especially if paired with knowledge of local laws and permitting. Understanding of hybrid real estate models such as build-to-suit, retail, and wholesale leasing is also beneficial.
