About the role

Reporting to the Commercial Director, this position sits within the central commercial team at the Subiaco head office. The Contracts Manager will oversee contract management across the entire project lifecycle, leading the negotiation, administration, and performance of head contracts and subcontracts while helping shield the business from contractual and financial exposure.

Working closely with project and operational stakeholders, the role provides commercial guidance and helps deliver disciplined contract outcomes across a portfolio of complex projects. It is a key position with scope to strengthen team capability and support the growth of the business.

Key responsibilities

  • Lead contract reviews before award, including risk assessment, mitigation planning, qualifications, NDAs, and other important commercial documents.
  • Administer head contract obligations such as progress claims, variations, extensions of time, and final accounts to drive timely and advantageous outcomes.
  • Partner with Project Managers to shape contract strategies that reduce risk and improve commercial returns.
  • Oversee subcontract and supplier relationships from start to finish, including drafting and executing subcontract agreements.
  • Provide commercial advice by identifying risks and opportunities and recommending practical corrective measures.
  • Coach, guide, and develop members of the commercial team while encouraging a proactive, high-performing culture.
  • Contribute to tendering and business development through commercial input, risk evaluation, and market awareness.
  • Ensure compliance with contract, finance, and HSEQ obligations in line with company governance and systems.
  • Help standardise and continuously improve supply chain and contract documentation.
  • Manage insurance renewals and claims, and maintain effective relationships with insurance brokers.

About you

You will bring experience in a Contracts Manager or Senior Contracts role within construction or industrial services, ideally in both project delivery and framework settings. You should be comfortable handling head contract administration, subcontract management, and claims processes including variations, EOTs, and final accounts.

Strong commercial judgement is important, along with the ability to interpret, negotiate, and manage complex contracts with confidence. The role also calls for a proactive approach to risk management, a track record of protecting business interests, and the ability to think strategically.

Leadership experience is essential, including mentoring and developing commercial or contracts teams in a project environment. You should also have strong communication and stakeholder engagement skills, with a collaborative style when working with project, client, and operational teams.

A qualification in Quantity Surveying, Construction Management, Law, or a similar discipline is required.
